SELLING YOUR PROPERTY

STAGE 1: APPRAISAL

If you are thinking of selling your property, we would be delighted to visit, provide you with a rundown of market conditions , as well as an initial no-obligation appraisal of your home.

Should you decide to sell with us, our final assessment of your property will be made in conjunction with the Single Survey and Valuation that will be carried out as part of your Home Report (see Stage 2).

STAGE 2: HOME REPORT

Under Part 3 of the Housing (Scotland) Act 2006 a Home Report must be provided to anyone who is genuinely interested in buying your property. A Home Report has three compulsory features: A Single Survey and Valuation, an Energy Report, and a Property Questionnaire.

We arrange & provide your Home Report with our Expert Chartered Surveyors inclusive of our selling fees.

STAGE 3: PREPARATION

We provide an honest, trustworthy service. Delivering you with our well-informed advice on the best way to sell your property. We build a bespoke marketing strategy for you & your home. We’ll then prepare the material that will be used to market your property.

This step involves the commissioning staging & capturing of high-quality photography of your home, the production of floor plans. There is also the opportunity to have a 360 virtual tour of your property made.

Your property will be placed on our website, and is linked to key property portals such as Rightmove, OnTheMarket.com, Zoopla and will be featured within our high-street office property display & boosted across our all of our social media platforms including Facebook & Instagram .

STAGE 4: LAUNCH

When your property is launched to market, a For Sale board will go up and viewings will start. Our service includes Agent Hosted viewings, where our agent will conduct showings on your behalf setting the right tone & highlighting the very best of your home. You will find our agent’s expertise valuable when presenting your home & appreciate their liaise with potential buyers.

Our database contains the details qualified active buyers itching to be matched with the right home for them. We e-mail all relevant buyers with details of your property. We can send out information through our Facebook, Instagram, and property portal accounts.

STAGE 5: REPORTING & COMMUNICATION

We are committed to transparency in our service delivery and will keep in touch at every stage of the selling process.

You will receive regular reports from your selling agent. These will include feedback from viewings , and details of the follow-up contacts we make with potential buyers.

STAGE 6: NEGOTIATIONS

Our experienced team will conduct negotiations on your behalf. We use our expertise to meet your objectives for the sale and liaise closely with you to shape the strategy that will deliver the very best deal for you.

We will keep you informed and up-to-date with every new development during the negotiation process. Your selling agent will be available at any time to discuss how things are going.

STAGE 7: CONVEYANCING, MISSIVES, & COMPLETION

During the final stage of the process we will be in contact with your solicitor to help facilitate the conclusion of your property sale.
