Health and Safety legislation requires that landlords carry out risk assessments for the Legionella bacteria and thereafter maintain control measures to minimise the risk. Most rented premises will be low risk but it is important that risk assessments are carried out and control measures introduced.
Under the Energy Performance of Buildings Directive (EPBD) all landlords who are seeking a new tenant are liable to make an Energy Performance Certificate (EPC) available to prospective tenants the first time you let your property after the 4th of January 2009. EPC’s are only required for properties that are self-contained and not required when a tenant is renting a room or shared facilities. The EPC will be valid for 10 years.
