Buying a property to Let is not the same as buying a property for yourself, there are a number of factors to take into consideration.

We are here to advise you of the key locations for renting along with attainable rent.

Location is the ultimate factor impacting rental income. Environmental factors such as the amount of Companies in the area, employment opportunities, amenities, rail links and motorway access as well as schools all play a major role when it come to Letting.

Once you find your property we would be happy to provide a rental valuation. EwartPark will advise you of the expected rental amount that you can expect to achieve, before you process the sale. We can advise you on the furnishings and décor, we will also provide professional feedback  & recommendations.

If you have a mortgage on the property you must advise the lender that you are intending to let the property out. There may be stipulations that have to take into consideration, No Students or Benefit Clients.

Properties that have a good turnover are generally one and two bed properties, this is due to the lack of Council properties available for young people and the general price of property the larger property will have a smaller market due to the affordability.

Every Landlord has different requirements when entering into the Letting Market and EwartPark are here to help you achieve the best possible solutions to meet these needs. EwartPark will be able to give you a current valuation based on location and environmental factors.

Furnished or part furnished

Your investment will be bright and fresh, we will assist and ensure that there is no clutter. We are happy to provide suggestions and advice to help you get the most out of your investment. If you have pride in your property and keep it up to a good standard, prospective tenants will notice and will be happy to take care of your property during their tenancy.

Please check your insurance is appropriate.

  • You as the landlord must ensure that there is at least 1 smoke alarm installed in the room mostly frequently used in majority of cases this would be the lounge, at least one in every circulation space on each storey, such as hallways or landings– all of these should be ceiling mounted.
  • A carbon monoxide detector must be installed in the room that a carbon fuelled appliance such as boilers, fires is located
  • One heat detector must be installed in every kitchen
  • All soft furnishings must have a fire regulation tag attached
  • You should ensure that everything in the property is in good working order and not in any way faulty or broken.
  • Gas and Electric Safety Certificates must be provided a week before your Tenant is due to sign the Lease. We can provide this service for you although there is a charge.
  • EPC Certificates are also required by law this should be done at point of marketing the property.

Health and Safety legislation requires that landlords carry out risk assessments for the Legionella bacteria and thereafter maintain control measures to minimise the risk. Most rented premises will be low risk but it is important that risk assessments are carried out and control measures introduced.

Under the Energy Performance of Buildings Directive (EPBD) all landlords who are seeking a new tenant are liable to make an Energy Performance Certificate (EPC) available to prospective tenants the first time you let your property after the 4th of January 2009. EPC’s are only required for properties that are self-contained and not required when a tenant is renting a room or shared facilities. The EPC will be valid for 10 years.
